<p>Quite informative- I highly suggest watching this video. Also, listen to <a href="https://doubleline.com/podcasts/">Double Line podcasts</a> They are extremely informative. </p>

<p>SO- What is up with the real estate market?</p>



<p>Industrial and data centers doing well- We know that-</p>



<p>Some commercials can be deals but the sector as a whole is suffering-</p>



<p>Single family homes doing well-</p>



<p><span style="text-decoration: underline;">But also multifamily family homes in Texas and Arizona, places with relatively cheap and nice living conditions are doing well!</span></p>



<p>The thesis about single family homes doing well is great!</p>



<p>But there are two issues first, people can&#8217;t get loans despite the low interest rate&#8230;</p>



<p><span style="text-decoration: underline;">Second, not everyone can afford a single family home yet&#8230;.</span></p>



<p>That is why I expect a big rise in multifamily homes situated in Texas, South Carolina, North Carolina, Arizona, Florida, Nevada,&#8230;those nice affordable cities <img src="https://s.w.org/images/core/emoji/13.1.0/72x72/1f600.png" alt="😀" class="wp-smiley" style="height: 1em; max-height: 1em;" /></p>

<p><span style="text-decoration: underline;">Hence, I am long Independent Realty (IRT) and Bluerock Residential (BRG)</span></p>



<p>Both REITs are still recovering from the March drop- </p>



<p>They are likely to rise with the economy opening and people moving to nicer and affordable places-</p>



<p>Not much downside while we collect 4%+ dividend- </p>



<p>I used to have a larger position on IRT and BRG but sold some because it rose a bit quickly. And I moved some of that money to gold miners and more distressed REITs.</p>



<p>But will consider putting more money in soon. Currently, I have a lot of cash for just in crazy stuff that will happen around November.</p>

<p>A very violent and interesting 2020 for the stock market-</p>



<p>I thought my safe portfolio of REITs and oil royalties with some tech would have been relatively stable and smooth-</p>



<p>Nope! March came and everything became chaotic-</p>



<p>There was so much volatility that I started swing trading and then day trading so far it has worked out- I am almost at break even-</p>



<p>So what happened this week? Well-</p>



<p>The market got scared and it fluctuated-</p>



<p>Stimulus was coming&#8230;well almost coming then nope-</p>



<p>Then Trump got COVID19- </p>



<p>The good news is that the market did not suffer-</p>



<p>I think Trump will be fine and use his recovery as a case to reopen the economy faster and that should help the the economy and the markets.</p>



<p>So I am cautiously optimistic- </p>



<p>BUT- in this crazy times, it is always to be safe then sorry. </p>



<p>So I am 25% cash-</p>



<p>My gold miners got hammered and I am not buying more until I see some stimulus and signs of inflation-</p>



<p>My safer bets are housing REITs which are recovering slowly but their dividends are worth it. </p>



<p>I am long Bluerock Residential Growth REIT (BRG) and Independence Realty Trust Inc (IRT). </p>



<p>They are still down so not much downside. The dividend yields are 4%+ definitely beats my bank account. </p>

<p>Their properties are located in Texas, Florida, North Carolina, South Carolina&#8230;metro areas where the economy is fine and growing. The occupancy rate is doing fine and not much delinquency yet.  With the exodus from NYC and California, those places will be one of the destinations so good for rental market. </p>



<p>Also, not everyone can go or wants to go to a single family housing so the demand for multiunit housing in growing metro areas will remain for at least some years.</p>



<p>Plus they have reasonable liquidity. They won&#8217;t go under anytime soon-</p>



<p>So I will be holding to my housing REITs-</p>



<p>What do I expect next week?</p>



<p>I have no idea. Hope the stimulus bill passes because Americans are running out of money- But we will see- In times like this, Cash is King-</p>
