So how was the first quarter of 2022? Quite volatile with supply chain disruptions and the invasion of Ukraine.

Fortunately, despite all of these negative events, I have been able to increase my returns.

Gold recovered well beginning February. I was booking profits left and right through swing trading.

I also amassed a large position in Newmont (NEM), which has been doing well.

My uranium stocks, UEC, UROY, and CCJ have done well. They recovered very nicely.

I have a large position for UEC and CCJ. I still swing trade both positions as well.

Then I swing traded oil, which has been also rising.

I also have been building a position on CLR.

So overall, a very nice quarter for me. My swing trading returned about 15%, which is great.

My long term positions have risen about 18% roughly. I trimmed some positions because it was rising too rapidly.

Overall, an excellent 2022 Q1, despite all the madness in the world.

For 2022 Q2, I expect that the volatility will continue with Russia breaking down Ukraine. Supply chain issues won’t be

resolved as evidenced by massive COVID19 lockdowns in China.

I will continue to swing trade gold and uranium while I keep increasing my long positions for these stocks as well.

I am also increasing my REIT positions but a bit more slowly because of the rising interest rates. Once REITs crash a bit

because of the sudden rise interest rate, I will buy more.

Currently, I am 20% cash and I am very happy about it. I put some of the swing trading proceeds to prosper.com for

diversification.

Sold some positions because I jumped the gun too early- Will try to get back to 20% cash again-

Also, finally bought Costco for my ultra long term portfolio. Only a small amount though.

I will build the position slowly. Bought more Cavalo because of a 4% drop, avocados are not going anywhere.

Wanted to buy some more REITs but I will wait a bit more.

So is the market drop over? I am not sure. I am sure some shorts are covering right now and there may be

some more days with positive returns. But the big issue is that there is no good news…

Omnicron scared everyone- Supply chain issues remain. Iran is still crazy. Energy prices will only go higher-

Not much good news-

I will buy more mortgage REITs to get the dividends (long AGNC and ARR).

Not much you can do when market volatility is high and the likelihood of bad days are higher.

I know that we are almost there as well.

I have students trading crypto, FOREX, and gobbling investment forums. And

just one or two year ago, they didn’t even know about stocks and markets-

It is also scary how people at my church, who never invested stocks started piling in and ask me for stock tips while I have been telling them to invest in the stock market many years ago.

Message boards and chats are filled with anger and despair every time some stock drops 2-3% Yup, the retail investors are all over the place-

Now that retail is almost all in, don’t be surprised if the market drops because the Fed can’t do real magic. It’s a just a magician who can do tricks until they are exposed or old-

I have started unwinding some my gold positions because of the uncertainty, now I am back 35% cash- I am very comfortable now- I will be patient and wait for a correction and go in.

I have also shifted some gold positions to mortgage REITs AGNC and ARR for dividend income while I wait out.

I have add a bit more to oil as well. I will maintain 30% cash until some correction occurs so I will be trading less.

It’s good to have cash and be patient.

Praying for a soft landing and prosperity. However, given the current circumstances I don’t expect a nice surprise

but cold and brutal wake up punch-

Yellen created a mess when she said inflation is coming but then she backtracked…

wow what policy mishap. She is getting old or she doesn’t care-

Anyway, never give too much power to the Fed or the treasury and you won’t have this big mess right now-

It may be sooner that inflation arrives and interest rise creating a crash….

Be ready before things really go down the hill-

I have been swing trading getting some gains as my buy and hold portfolio was getting destroyed-

Luckily, I am not down as much.

The past two days, I bought more housing REITs- IRT, BRG, and BRT. They will retain value-

So a nice sale. I bought some destroyed miners including AG and HL. Long silver.

I am 25% cash right now because there was a big sale the past two days so I bought a lot.

I expect to have 30% cash for the crashes that will keep happening.

So far I am up about 10% this year from swing trading, so I am not complaining. Dividend income

added another 1% so very thankful.

With more volatility ahead, I plan to keep swing trading and try to have as much cash as possible.

Because so much craziness is going on, I have allocated more money to prosper for diversification.

I may buy more AGNC and ARR, mortgage REITs for income. Unless the housing crashes, which is unlikely

residential mortgage REITs should be fine.

All the places that I shopped recently COSTCO, Target, Amazon Fresh, and Whole Foods showed

some increases in price from baby products to food. Yup, so if you can buy stuff that can last for sometime.

Not a bad idea to stockpile. So recently, I bought more toothpaste, tooth brush, soap, dried and canned food.

Went down but came up with swing trading gold miners-

#NAK and #HL worked pretty well. Also, #EPM did well as well.

I am still down 8% but swing trading softens the blow.

No more long term buy-and-hold to add yet except may be for #HL, which I have been adding slowly and painfully-

I expect volatility to continue.

There are some concerns that some crash might happen in April- I won’t be surprised.

There is a supply chain choke in the LA port and the Suez canal- Chip shortages-

Inflation concerns- Ton of bad news-

I am 30% cash right now- Wish I could be 40% but I could not unwind some gold swing trades that I went in few

weeks ago- The good thing is that with gold miners I can sit and wait-

I am also down with AYX. I thought the stock got pummeled but it can keep going down.

Looking forward to buying some more REITs because they went down as well.

I sold a lot on Wednesday and bought back on Thursday-

Great swing trading- But this market is definitely broke.

I swing traded in and out of NAK, which worked out quite well-

I am still bullish gold miners and REITs-

I am about 30% cash right now. I expect to swing trade more-

I may buy more HL and AG. I expect silver to go up with more young people piling up on the silver trade.

REITs are good for swing trading. But will try to accumulate farming REITs (FPI and LAND).

And I will have ton of cash.

So hard to be a buy and hold investor these days- But good for swing trading because of the volatility-

At least, Prosper helps me make me make longer term investments through peer lending. However, good loans only come may be once every two weeks-

I may buy more AGNC and ARR for the monthly income-

Next week, I expect more volatility. Everyone is aware that this market has gone up too much and sort of selling and then piling in again because of FOMO.

Crazy times-

Down- Down- Down and today, we had a bizarre buy-the-dip occurring-

Of course, as always, I have been swing trading so I made small profits daily-

I just wished I didn’t swing so early today- Instead of making 1%, I could have made 5% on AG and HL.

But never be greedy, stick to the plan

I have been accumulating miners this week because it fell so much so my portfolio is literally down 10% but it’s fine- Long term, it will work out.

I am about 30% cash now so I still have dry powder.

Impossible to time the market- But thankful that there was some strength left today-

I think this buy-the-dip will continue next week.

I have bought some tech as well- SLP and AYX. SLP is working out ok. I may be some position for long term. AYX was a swing trade gone not so right- I am down 10% but I think I will get out eventually. I don’t mind holding AYX but I would rather have more miners.

REIT swing trading worked nicely with BRG and BRT. I may accumulate a bit more. BRG should go up higher but just trading in the zone…

IRT has done well. May accumulate a bit more. My position too small and BRG is more appealing.

Swing traded FPI. Farm land is great. I usually don’t swing trade but when you can get instant 3% then yes, I do. But will accumulate a small position-

I need more farm land and tech in my portfolio. However, tech is still too expensive for now-

Anyway, thankful for being able to survive the volatility.

Family, research, and teaching kept me busy-

I did trade but I did not have much time to do research so I just swing traded REITs and gold miners, which worked out quite well-

So much volatility-

Today, AG and HL rose 10%+ So my long term gold miners did well-

I swing traded EPM, EMX, and MAG- I just wanted to be almost 50% cash because these are dangerous times.

I am not sure if gold and silver will skyrocket soon- I think it will just trade in range- Until the inevitable comes-

Didn’t learn much about trading or markets. I have been busy with family, teaching, and research- One more reason, why I am very heavy cash these days.

When you can’t monitor your positions better exit and stay in cash.

Everything is so expensive that I have any long ideas.

I bought SLP for swing trading. I have a long term position as well-

Today, I also bought AYX because it fell 6%- Alteryx will be around and yes, it is probably overvalued but I think it can recover 1-3% from today’s drop, making it a nice swing trade.

No new loans on Prosper-

Not even Biden’s stimulus tsunami can save this market-

With so much liquidity and retail investors jumping, price discovery is pretty much non-existent….

But we still need to trade and make money.

I want to return to buy and hold but not yet…

So today I swing traded gold and silver miners once again-

Good day to swing trade AG, made a nice 3%-

Also, swing traded BRT because it fell 3% for no real good reason-

Always thankful for the small profits.

I have been accumulating more silver miners and housing REITs (BRG).

But the process is slow…with so much volatility I swing trade more.

Still I am thankful that I am slowing accumulating miners and housing REITs.

I want to have some new positions but everything is so expensive….seriously-

This is why I am now 30%+ cash again.

These are frustrating markets but when the big crash comes I will be ready-

At the mean time, I will swing trade with at least 30% cash waiting for the big correction.

He is also the first president to have super armed presence and a locked down DC.

Anyway, how should we invest in the Biden era?

The stock market was super joyful with Biden, rallying- I mean rallying hard.

So is this good news? Ugh…probably not.

The stimulus will come but it won’t be as big as Biden or Yellen wants.

I doubt the Republicans will let such a big bill pass. So once the stimulus size decreases, markets will shiver.

I am praying that the infrastructure spending brings life to the US economy but given the government’s tendency to waste money that won’t materialize as much as well. But it will help the US economy and our quality of life somewhat.

Normalization with China will help both economies so that is good news although China has not changed a bit. So short term good but long term bad.

But the other good news is that the rest of the world is burning but the US still just getting heated up. So money will come to the US even if the dollar weakens due to the money printing.

I won’t be surprised if we have few crashes this year and beyond.

Trump should be happy leaving a broken economy to Biden. In 2022, Republicans will likely sweep both houses with the ailing economy. And don’t be surprised scandals breakout in the Biden administration, it is an unstable and unloved coalition.

So how should we invest.

GOLD, GOLD, GOLD, and SILVER.

My portfolio is 30% gold and silver miners. I am long NEM, EQX, MUX, HL, EGO, AG, SAND, and EMX.

I have been accumulating and swing trading at the same time. I would accumulate bit by bit and swing trade whenever there is a huge price drop. The strategy has worked out for me as many miners did not break out during the last few months.

However, I will accumulate more after some correction. The Biden euphoria will correct and miners will take a hit as well. So I will accumulate more.

I wouldn’t mind going 40% of portfolio gold/ and silver miners.

I am also long housing and mortgage REITs. I am long IRT, BRG, NRZ, AGNC, and ARR.

Housing REITs in growing states (TX, SC, NC, AZ…) will do well as people leave NYC, LA, and SF. The dividend is about 4%+ So very happy.

For mortgage REITs, I like the 9%+ dividend yield. Very happy and not complaining. As long as rates remain stable, we will be fine. Also, more people will get into MREITs seeking income. So we should be fine.
