So how was the first quarter of 2022? Quite volatile with supply chain disruptions and the invasion of Ukraine.

Fortunately, despite all of these negative events, I have been able to increase my returns.

Gold recovered well beginning February. I was booking profits left and right through swing trading.

I also amassed a large position in Newmont (NEM), which has been doing well.

My uranium stocks, UEC, UROY, and CCJ have done well. They recovered very nicely.

I have a large position for UEC and CCJ. I still swing trade both positions as well.

Then I swing traded oil, which has been also rising.

I also have been building a position on CLR.

So overall, a very nice quarter for me. My swing trading returned about 15%, which is great.

My long term positions have risen about 18% roughly. I trimmed some positions because it was rising too rapidly.

Overall, an excellent 2022 Q1, despite all the madness in the world.

For 2022 Q2, I expect that the volatility will continue with Russia breaking down Ukraine. Supply chain issues won’t be

resolved as evidenced by massive COVID19 lockdowns in China.

I will continue to swing trade gold and uranium while I keep increasing my long positions for these stocks as well.

I am also increasing my REIT positions but a bit more slowly because of the rising interest rates. Once REITs crash a bit

because of the sudden rise interest rate, I will buy more.

Currently, I am 20% cash and I am very happy about it. I put some of the swing trading proceeds to prosper.com for

diversification.

I just read GreyOwl Q2 letter, which nicely and concisely summarizes the current market and outlook.

I do agree that the market is becoming more selective with the market so high and all the good news priced in.

With almost all the retail investors in, the likelihood of a correction/ crash is higher.

So many stocks are expensive that it’s hard to buy anything…

Also, the market volatility itself is a warning sign as well-

As I have said in the previous post, I am 30%+ cash right now. Yes, I sleep well at night.

I have been buying more oil stocks (FANG and EPM) for swing trading. Otherwise, I am not doing much.

Just being patient and waiting. I have also bought more dividend stocks (AGNC and ARR) to get paid to wait-

I know that we are almost there as well.

I have students trading crypto, FOREX, and gobbling investment forums. And

just one or two year ago, they didn’t even know about stocks and markets-

It is also scary how people at my church, who never invested stocks started piling in and ask me for stock tips while I have been telling them to invest in the stock market many years ago.

Message boards and chats are filled with anger and despair every time some stock drops 2-3% Yup, the retail investors are all over the place-

Now that retail is almost all in, don’t be surprised if the market drops because the Fed can’t do real magic. It’s a just a magician who can do tricks until they are exposed or old-

I have started unwinding some my gold positions because of the uncertainty, now I am back 35% cash- I am very comfortable now- I will be patient and wait for a correction and go in.

I have also shifted some gold positions to mortgage REITs AGNC and ARR for dividend income while I wait out.

I have add a bit more to oil as well. I will maintain 30% cash until some correction occurs so I will be trading less.

It’s good to have cash and be patient.

Praying for a soft landing and prosperity. However, given the current circumstances I don’t expect a nice surprise

but cold and brutal wake up punch-

Bought more HL for reversion- I hope to gain 1-2%-

I am keeping cash and waiting for more volatility and potential correction-

Not the best market to jump in with decreasing breadth and all good news priced in.

Next week, markets will just trade side ways- Gold and silver will also just trade side ways unless

the Fed makes some drastic moves, which is highly unlikely-

What a busy month- Teaching, research, family-

I am almost forgot about blogging…Well…I did-

But now I am back-

It has been a rough few weeks for gold, as it crashed to $1760 and silver also dropped-

My concentrated positions (GOLD, NEM, MUX, HL, AG) all took a hit.

But I bought more and they fell more. And I will continue to hold as gold and silver good upside

with the commodity super cycle and inflation kicking in.

I wanted more exposure to oil and REITs but I used my cash on miners-

I am still about 20%+ cash so I can deploy more money anytime.

However, with a high market on low volume, a correction is likely to come sooner than later-

So I will be holding cash for some time.

I have been investing more on Prosper. The job market is extremely favorable so I expect that

the loans will not default anytime soon. With an 11% return, I can’t complain about Prosper.

So July is here, my expectations? If a correction doesn’t come, I expect more side ways trading.

All the good news is in- I mean what other good news can we have?

China, North Korea, and Iran are all about to explode. And the crime waves and illegal immigration issues

won’t be solved any time soon. Yup, all the good news is in and the bad news is creeping in-

In times like this, Cash is King.

I have swing traded #HL, #MUX, #EMX, #BRG, and #BRT- Nice 1-2% returns.

The intraday volatility is definitely not normal. For #MUX, I bought it -2%, then sold at -1%. Then it went down again to -2% and then I sold it again at -1%….This happened within 3 hrs…definitely not normal.

I am thankful for the profits but this is not normal. Another reason, why I am not adding too much to my stocks.

Still swing trading. I added a bit to #HL and #BRT but otherwise, just swing trading.

I don’t like day trading because it takes my concentration away from research but…when there is money to be made, we play the game…

Anyway, this madness will stop once the stocks crash. Then there will be less volatility and I will go back to buy and hold after I buy at the dip (hopefully…).

I am 40% cash- The crash may not happen any time soon but better be safe then sorry-

I am also putting more money into peer-to-peer lending (prosper) for diversification.

Not sure what will happen tomorrow or next week but will be conservative and have lots of cash-

So I did not have to write posts but finally a bit of time- Well, some break-

Despite the busy schedule, I still kept trading-

My winners are gold/silver miners with nice swings- HL, MUX, AG, and EMX have performed well.

Housing REITs, BRG has done well. IRT and BRT have also done ok.

Overall, nice run during the past few weeks.

I am still 30% cash. I plan to more money on miners when I see a full come back.

Right now it seems the gold price is trying to break but not enough momentum yet.

Same goes for silver. When it finally breaks, I will load up the boat.

I hope gold and silver break out but I think it will trade in a range which is fine for swing trading

Today, I bought MTH because housing is on fire. There is so much demand but supply still need to catch up.

I have been swing trading MTH and today’s 4% fall was a good entry. I will probably be able to sell it back within a

week or so.

My recommendations? Long and swing trading miners and housing reits-

And lot of cash-

I sold a lot on Wednesday and bought back on Thursday-

Great swing trading- But this market is definitely broke.

I swing traded in and out of NAK, which worked out quite well-

I am still bullish gold miners and REITs-

I am about 30% cash right now. I expect to swing trade more-

I may buy more HL and AG. I expect silver to go up with more young people piling up on the silver trade.

REITs are good for swing trading. But will try to accumulate farming REITs (FPI and LAND).

And I will have ton of cash.

So hard to be a buy and hold investor these days- But good for swing trading because of the volatility-

At least, Prosper helps me make me make longer term investments through peer lending. However, good loans only come may be once every two weeks-

I may buy more AGNC and ARR for the monthly income-

Next week, I expect more volatility. Everyone is aware that this market has gone up too much and sort of selling and then piling in again because of FOMO.

I recovered some of my losses- Yay-

BUT! The economy is still in the gutter and markets will come back to reality.

Swing traded #EPM and #BRG mostly-

One of my positions, my very long #TPL is doing well and I expect more money coming in-

Buy and hold works if you hold long enough.

#HL also slowly recovering. I will put more money in soon once I see a big spike in gold and silver.

So what is ahead- Nothing much-

Stimulus checks will give a jump to the market and opening of bars and restaurants will help a bit-

But no real long term solution…

Scary times- Probably will try to buy farm land if I can…

Unfortunately, nothing is cheap in CA-

Anyway, I expect more volatility and sideways trading for at few more weeks- 40% cash for now

It is scary when all of your stocks are green- yeah, something is wrong, very wrong-

I swing traded miners- Accumulated some AG, HL, and EQX.

Had a nice swing trade with BRG falling 10% and then going up 8% next day-

Still long housing REITs-

I am super heavy cash now, 50%+ I am looking to buy gold miners once they fall more-

I will buy some infrastructure stocks soon but they seem quite expensive-

I am not going near any stocks that can be mobbed by Reddit or online communities- They are nice if you can come and leave with good profits- But you may be the last fool-

So much craziness in the markets- Will stay heavy cash until there is less uncertainty.
