Sold some positions because I jumped the gun too early- Will try to get back to 20% cash again-

Also, finally bought Costco for my ultra long term portfolio. Only a small amount though.

I will build the position slowly. Bought more Cavalo because of a 4% drop, avocados are not going anywhere.

Wanted to buy some more REITs but I will wait a bit more.

So is the market drop over? I am not sure. I am sure some shorts are covering right now and there may be

some more days with positive returns. But the big issue is that there is no good news…

Omnicron scared everyone- Supply chain issues remain. Iran is still crazy. Energy prices will only go higher-

Not much good news-

I will buy more mortgage REITs to get the dividends (long AGNC and ARR).

Not much you can do when market volatility is high and the likelihood of bad days are higher.

Indeed, we live in interesting times-

So how does the commercial REIT outlook look like?

Cautiously optimistic would be the best description-

Even if the vaccines work, it will take some time to administer most people.

Also, it won’t happen, because people don’t want to take the vaccine until it is proven to be safer.

So next year, commercial real estate won’t jump-

But Blackstone is already moving so it does show that the bottom is pretty much here.

Now the question is when would it rise? 2021? 2022? Not sure but 5-10 year horizon, the commercial real estate will be back roaring-

I would not mind going in right now- But for now I like housing REITs more because they have more immediate upside.

But yes, I would look into investing into commercial REITs. Take the long term view.

Currently, 1/5 of portfolio is REITs so I am quite bullish. I have been selling to take some profits of the table. But will put more in as soon as the tax loss harvesting is over, which has not been happening.

For those who are interested, I am long AGNC, NRZ, ARR, IRT, and BRG. I also have SKT and WPG, which are still a long way from recovery.

November was long but also short-

Today, I swing traded EPM, BRG, and EMX. Nice small profits on all-

EPM was down 5% and but then ended up 2%- I made about 5% which I was very happy-

BRG popped 7% but I got 5%, which is very nice.

In swing trading, you can’t get the top or the bottom. But if you can get more the better-

Gold stocks started low but recovered- I did not jump in because I was not sure of the strength of the miners-

But given their strong recovery in the day, I will be more willing to buy on the next drop.

REITs took a hit. So I bought some to swing trade. I might accumulate some AGNC and ARR. But we’ll see it is getting volatile with tax loss selling and investors booking profits.

I am still heavy cash-

Woke up early because of my son. But could not see the markets because he needed to be loved

Swing traded #HL- 2% profit- Not bad- Can’t accumulate because miners may take a hit with tax loss harvesting. Just swing trading when I can-

Sold some #NRZ- I think REITs will go up slowly from now on. But I am waiting for some vaccine bad news which will erase some gains- Then I will accumulate- For now, I will sell when I can-

I am very long gold miners and REITs but I am not going all in yet-

I will go all in once COVID19 settles down a bit more.

That means no lockdowns and the moving on regardless of the efficacy of COVID19 vaccines-

Until then there will be so much more volatility and swings-

I am going to buy more mortgage REITs with high dividends (AGNC, ARR, ABR) soon for income- For now I am just waiting for some pullback.

Very heavy cash- Want to diversify to Lending Club but not many notes available. So yeah cash-

They write nice concise letters that help your investing.

I always read the letter and learn something.

I just read Grey Owl’s 3Q letter. And here are my thoughts-

1. Need to be always safe than very sorry. Always, have safe haven assets.
2. When in doubt, run to utilities (XLU). Personally, I am a bit less risk averse and want more returns so I am not investing in utilities at least no yet.
3. Increase to REITs (XLRE). I am long REITs. I like #AGNC, #BRG, and #IRT. They are still undervalued and I can wait while I get the dividends.
4. Decrease exposure to tech. Can’t agree more. I just wish I rode the tech jump…I am too conservative sometimes…lesson learned.
5. Trimming gold (GLD). I am also trimming gold a bit. I will go in after the election. For now, I just swing trade.

Overall, I enjoyed reading the investor letter. It was concise and informative.

Many people ask me about investing. And I always tell them to learn from the pros. Reading fund letters really helps a lot. And the great thing is that most of them are free. Plus, you can make some money if you spot a good idea.

About 80% of my investable money is in stocks. But I do want more diversification so I have invested in other assets as well.

So today, I introduce you FundRise.

FunRise is a platform that allows you to invest into private REITs.

There is a about 20 REITs that you can choose from.

I have invested in East Coast, Heartland, and eIncome.

The return over the past four years has been about 8% a year.

I am not going to complain about the 8% return given that my bank account gives me almost nothing.

But there is an issue.

I can get a 10%+ yield through AGNC Investment Corp (AGNC) and I get monthly payments. Plus, AGNC is liquid so I can sell it anytime.

But FundRise REITs are illiquid and you have to invest at least $1,000 dollars, which is a small hurdle.

Hence, AGNC is a superior investment than FundRise REITs for now.

I will not liquidate FundRise. I like my diversification into private REITs.

Hence, if you want some exposure to private REITs for diversification please do consider FundRise.
